The definition of a “legal” description is one that will stand up to the test of law. It needs to describe one unique parcel and no other, be surveyable or be written in a fashion that it can be located on the ground.

The legal description for property can usually be found on the deed recorded at the time of purchase or transfer. A new legal description is sometimes needed to split a parcel or to add onto property.
